Why use an Independent Mortgage Adviser?

There are tens of thousands of mortgages available from the many choices of mortgage lenders at any one time, so how do you know which mortgage is right for you?

Independent Mortgage Advisers are able to guide you through the correct advice process, and can explain the differences between the many different types of mortgage product available.

Why not go to my own bank for advice on mortgages?

Your bank and individual lenders are only able to tell you about their own mortgage deals, so the chances are that one the many other lenders will have a mortgage which is cheaper and more suitable for you. An Independent Mortgage Adviser can search the Whole of Market to find the most suitable mortgage to suit your personal circumstances. This way you can be sure that you have a choice of the cheapest monthly payments and also an understanding of the many different types of features which are available from you chosen mortgage.

What Questions Should I Ask My Mortgage Adviser?

Financial Advisers and Mortgage Advisers are regulated by the Financial Services Authority, and this should be explained by the adviser. However, it doesn't hurt to ask! Before agreeing to proceed with a recommendation, please consider the following:

Does the adviser charge a fee for arranging your mortgage? Or is a no fee option available?

Is the adviser independent, or do they work from a panel of lenders (multi-tied)?

Is the adviser able to arrange life insurance for me?

Are there likely to be any fees which I must pay upfront?

Are there likely to be any fees which are added to the loan, and if so how will this effect my payments and overall costs?

What happens if I want to move home?

Are there any early repayment charges if I want to end the mortgage?

Can I make overpayments on my mortgage?

Can I pay less on occasion, or even take a few months off as a payment holiday?

Which is the cheapest mortgage overall, when considering the monthly payments and all the associated fees?

What happens if the interest rate changes, and how can I protect myself against future increased costs?

If I have adverse credit due previously missed payments, defaults, CCJ's or bankruptcy, how may this effect the choices available to me?

What if cannot prove my income?

Your adviser should take all of this into account by performing a Fact Find, which is the process of asking questions about your circumstances in order to base their recommendations upon.

Your Mortgage Adviser from PremiumMortgages.co.uk will guide you through the process of buying or remortgaging your home.
